(If you would like to make any changes to your search criteria, price, towns, rooms, etc., just send me an email with all the specific changes you would like.) (If you are not yet on a custom property search, and you would like to be, just click on the "SIGN UP NOW" button below.) TO GET STARTED 1) Click on the photo of any listing to open of the listing sheet and see all the details of the listing. 2) You can navigate between listings using the arrows in the navigation bar at the top of the page. There are ICON buttons in the upper right corner which allow you to; 1) Go to "home" screen and see a list of all your matches on one page. 2) Print the current listing 3) View maps of the neighborhood around the current listing. 4) View ariel photos of the current listing and the neighborhood around it. How Do I Manage My Listings Probably the best way to keep track of the listings you do like, is to delete the lisitings you don't like. On both the home page, and the individual listing page, there is a delete button at the top. If you are sure the listing is one that you are NOT interested in, just delete it. Now your master list shows only the listings that you do like. Listing Status Codes There are numerous Status Codes used to identify listngs; NEW_ NEW_ The listing is less than 3 days old. ACT_ ACTIVE_ The listing is greater than 3 days old. PCG_ PRICE CHANGE_ Due to inactivity, the seller has decided to lower the price, (usually). UAG_ UNDER AGREEMENT_ An offer on the property has been accepted. CTG. CONTINGENT Accepted Offer but waiting for something, usually signed Purchase & Sale agreement SLD_ SOLD_ The property has been sold EXT_. EXTENDED The listing period has been extended beyond the original term. WDN_. WITHDRAWN The listing has been withdrawn from the market. (It may come back on.) CAN_. CANCELLED The listing has been cancelled. (It may come back on) If you are interested in a propety, and it has a Status Code of WDN or CAN, let me know. I will do my best to find out what is going on, and see if we can still pursue the property. REQUEST A SHOWING To request a showing, just click on the "REQUEST A SHOWING" button in the upper left corner. Notice time Generally 24-48 hours notice is ideal for setting up a showing. This gives me time to contact the listing agent, and for them to confirm the appointment with the seller. Some sellers want more time to "tidy the place up", or get approval from the tenant. Usually 24 hours is preferred. Some listings will only show with a minimum of 24 hours notice. VACANT Properties Vacant properties can usually be shown with very little notice time. HOT properties If you see one you really like, request a showing ASAP If you really like it, someone else will too, and you want to get it before they do. If possible, give me your 1st and 2nd choice time preferences, in case I am busy during your 1st choice time. I will contact you to confirm all showings and details with you! OPEN HOUSES - Yes, of course you can always go to any Open House you like. But there is a catch, and it is VERY IMPORTANT. If you are working with a Buyer's Agent, (with me of course!), you MUST tell the listing agent at the open house that you are working with a Buyer's Agent, ideally you should only give them your first name, AND, if you are asked to sign in, you MUST sign in with MY name and My phone number. This is important because it has to do with "Procuring Cause", ie: which agent ultimately will get paid for your side of the deal. Thank You! Ted
