There are several steps in the home buying process;


1) Hire a buyers agent.
Yes, I am biased, but this truely is the first and best thing you can do.
Buyer's agency is free to the buyer, and is designed to make sure that you have someone on
your side looking out for your interests just like the listing agent is doing for the seller.
Find an agent with experience that you like and trust. I hope that will be me!
Your buyer's agent will guide you through all of these other steps listed below.

2) Work with your bank or Mortgage Broker to obtain a mortgage preapproval.
This will help you clarify how much and can, and want, to spend on your new home.

3) Work with your Real Estate Agent to find the right home for you.

4) Offer to Purchase submitted with a $1000 deposit check.

5) Offer to Purchase accepted.

6) Within one week home inspection must be scheduled and completed.

7) After inspecition is completed - Hire an attorney.

8) Attorney will draft Purchase & Sale agreement, (P&S).

9) Attorney will complete negotiations of P&S.

10) Sign P&S by deadline date and submit additional (5%)deposit.

11) Secure Lender - on or before your P&S date.

12) Your lender will have an appraisel of the property done.

13) Have Mortgage commitment letter of approval in hand by deadline date.

14 )Home Insurance Binder in hand - This is needed for the closing to show proof of insurance
coverage for the property. Secure binder after P&S is signed.

15) Your mortgage attorney will set time, date, and location of closing.
(Get copies of final figures from closing attorney)

16) The Deed will be transferred at the closing, and you will get the keys! (:
