Information for

“Andrea is the reason I am a home owner today. She worked with me for well over a year and her patience, follow through and continuous effort, when I had all but given up on finding anything, helped me find a great house. She helped me write a solid offer and took her time through the entire process so that there were no surprises. My insurance agent even commented on how helpful Andrea was in providing information and following up to ensure that the policy was written correctly. Andrea's knowledge, professionalism and calm demeanor make her an outstanding agent!” -Kirsten, April 24, 2009

A NOTE FROM ANDREA TO ALL POTENTIAL HOME BUYERS: As an Accredited Buyer Representative and your exclusive real estate agent, I can help you navigate the home buying process from start to finish. My job is to assist you through all the stages of the home buying process. PROPERTY FINDER is a great tool that I offer all of my clients at no obligation and no cost. By clicking on 'Sign Up Now' and answering a few questions, you can start receiving email updates about properties that meet your needs. You can also use this cool feature to run your own customized searches on Multiple Listing Service- the website real estate professionals use! It's fun, informative, up-to-date and FREE. Sign Up for Property Finder and get started on your home search today.

A HOME BUYER can hire a real estate agent to assist them in the purchase of property. This means that the agent is working for the buyer as a 'Buyer's Agent'. The job of a buyers agent includes: advising clients on the financing process, meeting to identify needs & wishes, locating properties & arranging appointments, viewing properties, making an offer, negotiating a price and other terms, assistance arranging for inspections, coordinating communication with the client's attorney and other parties involved with the transaction, and more... all the way to closing the deal! Whether you're a first time home buyer, relocating, downsizing or looking to buy a vacation getaway, I will assist you through all the steps towards home ownership. I also provide my buyer clients with a Timeline & Checklist, so they'll know what to expect and when. Further, as an Accredited Buyer's Agent (ABR), I have gone the extra mile to provide superior representation services for my buyers. The ABR designation is considered a "benchmark of excellence in buyer representation". The Real Estate Buyer's Agent Council (REBAC) awards this coveted designation to Realtors who meet the specified educational and practical experience criteria.

When a buyer engages the assistance of a buyers agent, they should call that agent whenever they wish to see a property. Your buyers agent will arrange viewing appointments for you and can show you any property that's available for purchase no matter where it's being advertised or listed. When a buyer asks for my help with locating & purchasing property, I may request that they sign an 'exclusive buyers contract'. Signing this contract simply formalizes our working relationship & can be canceled at any time if the client is not satisfied with the services that I'm providing to them. Obtaining the services of a buyers agent does not cost buyers any out of pocket expenses.

FIRST TIME BUYERS: I take extra special care of my first time home buyer clients. My clients are encouraged to take their time and not rush the process. I will work hard to make sure that you are well informed and have the opportunity to ask questions every step of the way. Please contact me even if you're not sure that you're ready to buy a home. I'd be happy to meet with you, show you how the process works, explore the options and discuss the current market. My 'no pressure' approach is meant to be informative but casual, so that you'll be confident and ready to go when the time comes.

General Information for both buyers and sellers

Buyers and sellers of property can use the services of an agent to assist them with their real estate transactions. The agent, whether working for the buyer or seller, owes their client(s) "undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability." In other words, the real estate agent is obligated to represent their client(s) honestly & and put their interests first. Agents can represent buyers, sellers or both parties (as a dual agent or facilitator) when they help both sides to reach an agreement. In Massachusetts, all clients, buyers and sellers, are required to presented a form called the 'Mass. Mandatory Licensee-Consumer Disclosure Form' detailing these relationships. This is not a contract but a mandatory form explaining the agent-client relationship.

How are real estate agents paid? Agents are paid a predetermined commission based on the final sale price of the house. Usually this commission comes out of the sellers proceeds from the property sale and does not happen until the transaction is completed on closing day. Buyers do not generally pay any up front fees for the services of a buyer's agent.

"Working with Andrea was a pleasure. She helped us through the process of purchasing 2 rental properties. She has a wealth of information and is very knowledgeable. We are looking  forward to working with her again in the future as she is real easy to work with." Patrick and Sheryl Malone, Jan 2012
