A HOME SELLER can hire a real estate agent to assist them in the sale of property. This means that the agent is working for the seller as a 'Seller's Agent'. The job of a seller's agent includes: a market analysis to help determine a listing price, creating a marketing plan, home enhancement suggestions, seller disclosure, multiple listing service, advertising, arranging viewing appointments, guidance through the negotiation process, coordinating communication with the client's attorney and other parties involved in the transaction, and more... all the way to closing the deal!

A great tool that I like to utilize for my sellers is called Visual Tour. Visual Tours are a way to enhance listings and give buyers an interactive view of your property and it's surroundings. Further, I provide my clients with a Timeline & Checklist so they know what to expect and when. My seller clients will benefit from the personal service offered by a locally owned company, as well as from the national exposure of Coldwell Banker, a company with an extensive marketing network.
When a seller asks for my help with the sale of their property, I request that they sign an 'exclusive sellers contract'. Signing this contract simply formalizes our working relationship, determines commission & can be canceled if the client is not satisfied with the services that I'm providing to them.

General Information for both
buyers and sellers
Buyers and sellers of property can use the services of an agent to
assist them with their real estate transactions. The agent, whether working for
the buyer or seller, owes their client(s) "undivided loyalty, reasonable
care, disclosure, obedience to lawful instruction, confidentiality and
accountability." In other words, the real estate agent is obligated to
represent their client(s) honestly & and put their interests first. Agents
can represent buyers, sellers or both parties (as a dual agent or facilitator)
when they help both sides to reach an agreement. In Massachusetts, all clients,
buyers and sellers, are required to presented a form called the 'Mass.
Mandatory Licensee-Consumer Disclosure Form' detailing these relationships.
This is not a contract but a mandatory form explaining the agent-client
relationship.
How are real estate agents paid? Agents are paid a
predetermined commission based on the final sale price of the house. Usually
this commission comes out of the sellers proceeds from the property sale
and does not happen until the transaction is completed on closing
day. Buyers do not generally pay any up front fees for the services of a
buyer's agent.
