Buyer Agency Benefits: As real estate transactions have become more and more complicated, some Buyers have expressed a desire for an additional level of service—one in which the agent represents them, not the Seller. Therefore, Coldwell Banker Residential Brokerage offers the Buyer Agency Program. Coldwell Banker sales agents are required to take a Buyer Agency class and pass a certification exam before they can participate in the Buyer Agency Program. We want to ensure that our agents have the same level of expertise representing Buyers as they have in traditional real estate transactions. Here are the additional services that a Buyer’s Agent can offer you: ► Represent you at more properties than just those in a Multiple Listing Service. ► Critique the properties, the floor plan and neighborhoods. ► Disclose any known concessions or willingness of a seller to accept a lower price, except in a Dual Agency. ► Disclose any facts relating to the urgency of a seller to dispose of the property, except in a Dual Agency. ► Disclose the length of time the property has been on the market and other known offers or counteroffers that have been made on the property, except Dual Agency. ► Research and provide market data to determine the value of a property. ► Represent YOU in the purchase negotiations. ► Recommend negotiation strategies. ► Work to obtain the lowest price and best terms for YOU. ► Work in the best interest of YOU, the Buyer.
