 Make an offer on the subject property! Be patient since it could take three to eight weeks for a response from the bank; however, there are instances where the bank has responded within one week. A signed offer or Purchase & Sales Agreement from the seller does not legally bind the lender to continue forward with the sale. 

 Have a home inspection! Some banks require you to sign a Purchase and Sales Agreement prior to doing a home inspection. Some homes are winterized and require the buyer to pay for the home to be unwinterized and rewinterized. We can try to negotiate this fee.

 Prepare for the Purchase and Sales Agreement! Should you choose to retain an attorney, make sure that they review the Purchase & Sales Agreemnet immediately.  Keep in mind that most banks don’t allow any changes to the Purchase and Sales Agreement.

 Obtain Financing! Make sure that you apply for a mortgage as soon as your offer is accepted. 

 Prepare for the closing! Make sure that you obtain your mortgage commitment by the date specified in the Purchase & Sales Agreement. Have all utilities turned on in your name for the day of the closing.  Do a final walk through the day of the closing to make sure that there has been no damage done to the property and also make sure no one is living in the building.
