Having a BUYER'S EDGE
In a Competitive Market

The Local Housing Market is experiencing demand that is greater than the Supply. As a result alot of homes, if they are priced correctly are experiencing multiple offer bidding wars. As a Buyer in this Market you need to be very competitive and make the strongest offer when the right home comes along. The 1st step a Buyer needs is an experienced agent who can direct them and help guide them to set their offer apart from all the other offers on the table when they are offering on a multiple offer property. Some of the following things are examples of what can be done:


-Have a Current Pre-Approval in Hand issued within past 20 days and specific to the property. Also, working with a lender that is readily available to verify you are a strong fully qualified Buyer.

-Be ready to see a Home and be flexible to get into homes as soon as you can. That will get you in quickly and hopefully allow you to get your offer in, in a timely manner.

-Put together a Letter to be presented to the Owner with your offer. Explaining why you like the home and can envision yourself there. Thank them for considering your offer. Sellers are more likely to choose someone they feel will take care of their home and appreciates it as much as they have.

-Offer over the asking Price. Sellers in this Market who have heeded their agents advice will usually list their home aggressively which creates alot of interest. In a multiple offer situation it is almost certain the home will go for over asking. As the buyer you need to offer over asking as much as you can and are comfortable with within reason. It may be a good idea to look at homes a bit under your budget to leave room for you to put your best offer forward and potentially put you in a better position to come out with an accepted offer in a multiple bid situation.

-Increase your Down Payment, it makes sellers more comfortable usually because it make you look like a more qualified buyer to them.

-Submitting an offer with a bigger deposit is a way to make your offer look more appealing and stronger because it shows your interest and in good faith that your interested enough to put more toward it to get the home.

-Being as flexible as possible with the sellers as far as Closing and move dates can also be very helpful.

So Bottom line is if you are in the Market to Buy a home right now it is to your advantage to have the knowledge of a Realtor on your Side!
