Please do not walk away from your property We are not a government program; however, we do use government programs to assist our clients. There are programs that will release you of the deficiency and give you relocation assistance funds, or seller incentive funds. We walk you through this, at no cost to you, even if you have left your home. Approximately 80% of those receiving foreclosure notices, let their properties go to foreclosure, without thinking about the future effect it will have on their family. They do not know about the many programs available to distressed homeowners, or the benefits of avoiding a foreclosure. There are grants that will help you and/or your tenants with a first and last months rent. We use MLS, and invite all agents to participate. We want the offers we produce to be accepted. We do not want to work on a short sale for months only to have the offer rejected. We work for the SELLER and the lender pays our commission. Are people coming in with “low ball” offers that the lender will not accept? We are licensed auctioneers. We obtain the highest and best bid. We do not have investors in our pocket trying to steal properties. Our auctions are done discretely by phone and are done in one weekend. You do not have to put up with people coming to your home at all different times of the day all week long. You do not have to sell the conventional way..a short sale is not a conventional sale. Are you tired of agents telling you they are “Short Sale Specialists” only to find they took a 2 hour class and have never closed a short sale or worked to remove an IRS lien or MDOR lien? Did they put the property on the market the conventional way and expect it to move quickly in this market? We have closed over 150 short sales, all with individual attention paid to each client’s needs. We help plan an exit strategy so our clients can put their head on the pillow at night knowing they have a plan. There is so much more to discuss, as each situation is unique. WE CAN NOT HELP IF YOU DO NOT CALL: Let us explain what we can do, after our conversation, you will be able to decide what is best for you and your family. We have been selling homes using the auction method of sale for over 10 years, many sellers, who are not distressed sellers, have approached us and asked us to sell their property using this method of sale. They want to be protected, so we discussed the auction method using a reserve price; if you are interested in pursuing this avenue, please call us for more details.
