Are you ready to list or buy today or need to prelisting prep advise or a referral or to set up an appointment for other services to get ready to sell or buy? People buy with their senses. Not only must it look got, it must be clean, functioning properly, and smell fresh.

Sellers check list

Sellers please make sure all owners are available or that you have a copy of a power of attorney I can place in the file if you have legal authority to act for another party. Estate representatives may need legal assistance with this for the sale to be completed. We can help you with a referrals if needed to close timely.

Please have all mortgage, tax, water/sewer, fees, condo budgets & docs financial, minutes, specisl assessments and betterments if applicable, available.
A list of updates, permits,.utility costs, and needed repairs lists are also save time in pricing your property.

Buyers Check list

Proof of funds- (written copies for agent - required for security reasons.)
(1) Cash buyer need a lender letter from a local lender so funds can be verified and deposited timely.
(2) Non-cash buyers need proof of funds or to clearly relay funding sources at first meeting or immediately on change of funding source to agent.
(3) Please redact(or partially block account numbers for all bank accounts or account links). The lender info and amount are what we need to see and have at time of offer and to verify you can buy what you are requesting to see.

Please provide your license plate and state on plate for our files.

Lender letter for buyers needing financing.
(1) We can refer you to a known local lender to help you get your approval quickly. They will intern need your permission to forward us a copy of you approval and loan limits and restrictions and so they can communicate with us. Please let them know your agents name & allow them to speak with us and send us a copy of this.
(2) If you already have a lender we only need you to allow them to talk to us and send us your approval info and loan requirements or restrictions.

Please verify if your loan has any restrictions with your lender that may limit your purchasing choices. Not all loans allow for purchases of rehabs, constructions, land, or purchases on private streets, etc. Commercial loans or verifiable hard money loans proof of funds for specfc buyer requred.

Legal entities selling or buying should have copies of paperwork in hand for representive and legal entity.
