Non distressed Sellers came to our open houses and learned about our marketing techniques, loved the idea and asked us to market their property... they just wanted to be protected with a reserve price. We began assisting both distressed and non distressed Sellers obtain the highest and best bid on their properties within a 4 week period of time Iif we do not produce the agreed upon reserve...there is no cost to you, unless you accept one of the bids we do produce. We use MLS, Agent Contacts and 15 3rd party transfers, and invite all agents to participate. Agents love the process as all they have to do is send their buyers to the open house. They do not have to write up offers or collect checks until they know their client's bid was accepted. We want the offers we produce to be accepted. We work for the SELLER, if we do not produce the reserve the Seller is looking for, we do not receive a fee, unless the Seller agrees to the price that was produced and we close on the property. We pay for all advertising Are buyers coming in with “low ball” offers? Yes, some do, and most of the time, they are all cash; however, We are licensed auctioneers. We obtain the highest and best bids (multiple!) some are low all cash, most are higher with a mortgage contingency, It's your decision as to which one to take based on your goals, but the point is, you will have options. Our auctions are done discretely by phone, they are not public outcry auctions; they are done in ONE WEEKEND. You do not have to put up with people coming to your home at all different times of the day all week long, making appointments and then canceling after you rearranged your schedule and picked up the house!! You do not have to sell the conventional way. The Auction System we use has been extremely successful obtaining the highest and best amount. Tenants appreciate having the property sold in one weekend too. Our method of sale has produced faster sales, settlements and, in some cases, higher sales prices than what some of our clients have requested as a reserve. The "As Is" sale and pre approved buyer with a settlement date of 40 days or less are a real plus for our sellers; and if you need more time, that may be negotiated too. We have sold for investors who could not move the properties themselves. One investor said "Where were you seven months ago?". We would have saved him thousands in carrying costs had he called us earlier. We just need 1 week to advertise, our sales agreement only last for 8 weeks.,not 4 or 6 months. The benefits are many.
