All of his/her loyalties are, therefore, to the seller. Having your own agent will make negotiations smoother, plus you will have someone to manage the process on your behalf. A good agent will:
  • Research  properties on your behalf. This includes numerous phone calls, drive by's, and public records searches, before you even know about the property
  • Search for properties not currently on the market. If a home hasn't sold, sellers are inclined to upgrade and try to sell again. A good agent will scout those listings that haven't sold that match your search criteria, to get you in. You might get a bargain that's not even on the market!
  • Drive you around. Believe me, that is no small task. A good agent will take her time, driving you from one property to another, asking questions you may not have thought of - after all, it's her job to look out for your interests?
  • Introduce you to lenders. Most people don't know where the deals are at. Agents network and research all the time to find the best deals for their customers.
