Questions to Ask Lender
1. How long have you been in the mortgage loan business, and how long has your company been around?
2. What kind of loan do you have on your own home? (Insiders generally pick smartest programs/rates for themselves!)
3. Can you explain the tax implications of mortgage interest? (Trick question! S/he should refer you to tax or financial advisor.)
4. Who will be the underwriter?
5. Do you provide 203 (renovation) Loans?
6. What is your company's customary timeframe from accepted Offer to financing commitment to Closing table?
7. Do you have your own appraisers? Will my Realtor have direct contact with appraiser? (Another trick question! Lender does not have direct contact, per say, because appraisal request is entered into automated computer portal. Appraisal is assigned, and appraiser uses to upload report. Typically, only Seller Agent has contact with Appraiser to schedule and conduct appraisal visit. Buyer Agent does NOT have contact with Appraiser)
8. What are the various products (loans) and rates you offer?
9. Do you charge points?
10. What are your company's customary (itemized) Closing Costs?
11. Do you allow for Seller Take-Backs (second/private mortgage)?
12. What is your escrow policy regarding private sewer (septic) systems?
13. Regarding septic systems, what do you require for Title V compliance?
14. I understand there is no penalty for mortgage pre-payment. Correct?
15. What would happen if I bought a property for $350,000 and it appraised for $375,000? When would I "earn" the $25,000 equity in the property? How/would this affect my mortgage terms in respect to loan to value ratio?
16. Can you please give me names/contact info for (3) three people you have helped with a mortgage over the last 4 months?
