1. I will discuss and listen to your wants and needs in a home and the neighborhood it is in. It is crucial I know what is most important to you. Everyone has different lifestyles and interests.
2. To Sign a Buyers’ Representation Agreement and the Massachusetts Mandatory Licensee consumer Relationship Disclosure. These serve us both so I can properly and confidently execute the best possible job for you.
3. I will show you only homes that meet your specifications, whether from Multiple Listing Services or for sale by owner. I will not waste your time showing you unsuitable properties, but rather show you as many as needed for you to make the right decision.
4. Provide a list of comparable neighborhood sales, to be knowledgeable and informative about the property of interest and then to formulate an offer.
5. To advise you of the tax benefits of owning a home. Though not a tax attorney, I have the resources available that should help you understand any tax implications.
6. Explain the purchase and sale agreement before you sign. Whether you are a first-time buyer or not, I will make sure you understand all documents you have to sign.
7. I will provide recommendations for real estate attorneys, mortgage brokers and other professionals in the industry along with the home inspection process.
8. I will accompany you on the walk through prior to your closing to make sure you are comfortable and confident that all is as it should be.
9. I will attend the closing if you need me for anything that may come up along the way.
10. I will keep you informed throughout the entire process. Whatever you choose, email, text, or phone, I will keep you updated from start to finish.


1. To establish a fair asking price based on current market data. Including comparable sales, sold properties, and others that have not. This helps to clarify the pricing of your home.
2. I will explain the entire process to you and answer any questions you may have. There should be no surprises.
3. Develope a campaign to give your home the highest profile and value. I will suggest ways to make your home more marketable to ensure you get the highest possible price.
4. I Explain and write the listing contracts before you sign them. Once a price and plan of action is agreed upon, we will put it in writing and off we go to get it listed.
5. I will set up a photo shoot with floor plans of the home. Professional photos make a world of difference when marketing your biggest asset.
6. Place your home’s information on MLSpin.com and other real estate focused outlets. Maximizing your exposure will be my primary goal.
7. Installation of a Board and Park Realty sign knowing well that Drive-by interest plays an enormous role in selling a home.
8. Create an eye appealing listing sheet with photos and property details for interested buyers.
9. Buyers see many houses in a day. An impressive listing sheet is important when they go to review the properties they have seen.
10. Arrange a brokers’ open house with top agents in the area. The more brokers that know your property, the more likely it is to sell fast.
11. Distribute custom-designed JUST-LISTED postcards in your neighborhood. Your neighbors often know others that want to move into the neighborhood.
12. To hold public open houses. The scheduling of which is especially important and is always done to maximize visibility and minimize your inconvenience.
13. To keep you informed of frequent activities. Whatever you choose, email, text, or phone, I will keep you informed from start to finish.
14. To promptly present and advise you of all offers to purchase. Indifferent of whether I feel it is a strong offer or not.
