Just contact me with your details and what types of properties you are looking for and I will be happy to set up a site within my Multiple Listing Service site with a unique Username and Password.   MLS Membership is absolutely 100% free with no obligations. Within your site, you can save and delete listings to be viewed from any computer with internet access. Listings are sent to your email the minute they are posted to MLS with no software to download. The list includes a complete printable listing sheet with photos, addresses and even a link to a map showing the exact location of the property. You will receive an email from me every morning, 7 days a week with all of the homes that were listed on MLS the previous day that match your home search criteria.

Buying A Home?
I will be your Buyer's Agent. I will work for you, not the seller. It does not cost you anything extra to hire me as your Buyer's Agent, I get paid by the selling agent at the close of the sale. With me as YOUR Buyer's Agent, I will represent you exclusively as a buyer of real property. I am accountable to you. I will follow your instructions and keep confidential anything you tell me that may affect your purchase of real property. In negotiating for the best prices and terms, I will ALWAYS put your interests first.  I will be available to assist you every step of the way during your home buying process!

Pre-Approval
When buying a home it is always best to obtain a pre-approval from a mortgage lender BEFORE you start to look for homes. This way you know where you stand with buying and what your max for spending is.

Looking to buy a Short Sale or Bank Owned Property? No problem!
Some agents avoid these transactions, but not me! I have my LMC (Loss Mitigiation Certification)and I am happy to guide you through the process of buying either a Short Sale home or a Bank Owned property as long as you have a little patience! These transactions can typically take a bit longer than a traditional transaction.

My commission rates are very competitive and often lower than what other agents or companies charge. I would much rather sell your house for you to be happy with my services and for you to highly recommend me to your friends and family, than to charge you a higher commission. Often I hear from owners of homes that I sell that they had trouble with their previous agent because they did not communicate, or market the house properly. I can assure you COMMUNICATION is key with me. You will always be aware of what is going on throughout the entire selling process. I will host Open Houses for you if you want them, and I will market your property as much as possible and through all avenues. Most buyers now shop online FIRST and I will be sure your home is broadcast to all of the important Real Estate websites.  I am very thorough in taking pictures of your home as that is what buyers like to see when shopping around, and even provide virtual tours for my sellers at no additional cost.

I am positioned to get your home marketed and sold for top dollar and I will get your home sold in a timely manner. You will need an agent with marketing skills and knowledge of the area to get your home exposed. My goal is to obtain a buyer qualified that is eager to move into your home.

Using Comparable Sales
No matter how attractive and polished your house, buyers will be comparing it's price with everything else on the market. Your best guide is a record of what the buying public has been willing to pay in the past few months for property in your neighborhood like yours.

I can furnish data on sale figures for those "comps", and analyze them for a suggested listing price. The decision about how much to ask, though, is always yours. The list of comparable sales we bring to you, along with data about other houses in your neighborhood presently on the market, is used for a "Comparative Market Analysis (CMA)." To help in estimating a possible sale price for your house, the analysis will also include data on nearby houses that failed to sell in the past few months, along with their list prices.

Consider Market Conditions
A Comparative Market Analysis (CMA) often includes Days on the Market (DOM) for each comparable house sold. When real estate is booming and prices are rising, houses may sell in a few days. Conversely, when the market slows down, average DOM can run into many months.

I can tell you whether your area is currently a buyer's market or a seller's market. In a seller's market, you can price a bit beyond what you really expect, just to see what the reaction will be. In a buyer's market, if you really need to sell promptly, offer an attractive bargain price.

Comparative Market Analysis vs. Appraisal
This CMA differs from a formal appraisal in several ways. One major difference is that an appraisal will be based only on past sales. In addition, an appraisal is done for a fee while the CMA is provided FREE. I will include properties currently listed for sale and those currently pending sale.
