professional home stager to provide complimentary room-by-room staging advice.
The stager consults with you about the different staging approaches and simple
changes you could make that would most benefit you.
Professional
Photographs:
– I will hire a professional photographer to take photographs of your
property. These professional photographs
will better capture the true essence of your home and are often completed after
the Staging process (see below).
Virtual
Tour: – I will utilize the
technology of a “virtual tour” on your internet listing. This virtual tour will
be incorporated into the (“MLS”) & Realtor.com with your property listing
information.
Floor
Plan: – I will hire a
professional to provide a floor plan of your property, showing the layout and
dimensions of each room. This floor plan
is incorporated into the Multiple Listing Service (“MLS”) with your property
listing, photographs and virtual tour.
Multiple
Listing Service (“MLS”) Listing: – I will list your property in the Multiple
Listing Service (“MLS”) with professional photographs, a virtual tour, and a
floor plan, after the staging process is completed. This now exposes your
property to tens of thousands of agents and buyers. I work with you as a team utilizing the
highlights of your home and incorporating them into the listing program. This
gives your listing a clear, accurate and detailed representation of the
features of your property.
Print
Advertising:
– I will aggressively market your property through a variety of print
advertising methods, including: “Just Listed” “Open House” postcard mailings to
the neighborhood. “Just Listed” features in the Boston Globe, and most local
community newspapers. (See Boston Sunday Globe Real Estate section OH as an
example).
Internet
Advertising:
– I will market your property through a variety of internet advertising
methods, including: Realtor.com enhanced
listing, Boston.com, Raveis.com Multiple Listing Service, Trulia.com,
and other sites (see attached brochure).
Pricing
Strategy:
– I provide you with recently sold comparable to arrive at a competitive asking price that will
attract the most buyers to your property.
In this current real estate
market, a property must be appropriately and competitively priced from the very
beginning.
Creative
Financing:
– I provide you with ideas for creative financing opportunities. Some of these include buying down the
interest rate for a buyer, paying the buyer’s closing costs, locking into a
favorable rate for any prospective buyer, etc.
Communication: – I maintain open
and frequent communications with you, providing you with weekly feedback on:
open house activity, buyer visit activity, buyer and agent feedback on the
property. Plus updates on the real estate and mortgage market and
recommendations about pricing strategy.
Real
Estate Community advertising: – I aggressively market your property to the
professional real estate community through Broker Tours, reverse prospecting
and I also deliver your listing, directly to all the local real estate offices.
Referral Resource Guide: – I provide you with
referrals to various resources needed during the process of selling your home
(i.e. real estate attorneys, contractors, movers etc.)
Negotiation of an offer: – Once offer has been received
I qualify the buyers and consult you about strategy to achieve your goals of
price and terms.
All
the way to the closing table: - After offer has been accepted I
email all necessary documents to both side attorneys, I attend inspections,
appraisal, fire department smoke inspection, take water reading, follow-up on
buyer mortgage, attend buyers final walk through and come with you to the
closing table.
