5 Helpful Tips for Home Sellers
1) PLAN Be thoughtful and realistic about your motivation level and ultimate
goals.
Some questions to ask yourself: Are you
eager to move or not in any hurry? Do you have to move because of a
change in circumstances? Do you need to sell your current property in
order to make a new purchase? Do you already have another property
under contract? Are you realistic about the market and flexible on a
final sale price? Do you have a deadline for when your property must
be sold? Do want/need to make repairs and/or upgrades before listing
your home? Answering these and similar questions
prior to placing your home on the market, will help you have better,
more productive conversations with your agent, and give them the
information they need to help you reach your goals.
2) PREPARE
Take time to prepare your home (and
yourself) for sale.
Collect all documents related to your
property, including receipts for repairs & improvements, septic
plans & reports, water test results, utility bills showing costs
for the past 12 months, maps showing property boundaries & any
easements, appliance manuals, etc. Make lists of improvements,
special features, energy efficient features, etc. Set aside time to get your property
ready for the market. Tip: Take a good look at the interior and
exterior of your home just as a buyer might view it. Clean, declutter, organize, simplify and

3) LISTEN
Consider all agent and buyer feedback.
Some of the comments could be very useful towards
understanding how your home compares to your competition regarding
features and pricing, why buyers are not requesting to see your
property or making offers, or when considering when/why to make a
price adjustment.
4) UNDERSTAND
Understand that the real estate market
changes.
Be ready to make adjustments, if needed, to stay current
and reach your goals. Also, real estate has seasonal highs and lows,
with Spring widely being considered the best time to sell. Your agent
will take care of marketing your property to attract ready, willing and
able buyers, schedule showings, answer buyer/agent questions, hold open
houses and more. But even the most diligent agent cannot predict exactly
when the right buyer for your home will come along.
5) BE READY
Be ready to sell your house.
This seems
like a silly point to make, but I cannot stress enough the importance
of being willing to show your house at any time, and of having your
home in 'showing ready' condition for every appointment. A house that
is difficult to see can be difficult to sell. This goes for Open Houses too. And when the day comes,
be ready to move! On closing day your property should be empty of all
personal belongings and furniture, and be broom clean from top to
bottom.

What do pets and real estate have in common?
So glad you asked! I have a charitable project that
benefits the Northampton Veterinary Clinic. My plan is to donate a portion of my
sales to the clinic's Helping Paws Fund, following the successful closing of each real
estate transaction, in which my client is also a client of the Northampton
Veterinary Clinic. The Helping Paws Fund is the vet clinic's fund to help

A Message for Home Buyers:
A HOME BUYER can hire a real estate agent to assist them in the purchase
of property. This means that the agent is working for the buyer as a 'Buyer's Agent'.
The job of a buyers agent includes: advising clients on the financing
process, meeting to identify needs & wishes, locating properties
& arranging appointments, viewing properties, making an offer,
negotiating a price and other terms, assistance arranging for
inspections, coordinating communication with the client's attorney and
other parties involved with the transaction, and more... all the way to
