A word about Foreclosures, Short Sales & Reverse Mortgages...


Foreclosure: I am currently working with owners who are facing financial difficulties and are faced with the prospect of a foreclosure. I work tirelessly to avoid foreclosure and can either buy their home outright or sell it via a short sale. My promise to all sellers is this: I will never lie about the true value of your home. I will not distort the truth just "to get the listing," waste time, and push you closer to foreclosure. I've seen this happen time and time again, and it is unnecessary. I can successfully short sale your home, and you can be free of the financial worry!

Short Sales: I will provide you with a true market analysis range, and it is always the homeowner's choice to either sell now or wait it out until the market improves. Unfortunately, for those who are facing foreclosure, they do not have the luxury of waiting. They must act fast and decisively in order to minimize the damage being done to their credit. It can be done, and those who act quicker often fare better in terms of financial recovery. Many of my clients took action, avoided foreclosure via a short sale, and are now well on their way to improving credit scores. One of my clients is now a home-owner again. Another client of mine waited way too long, and the banks took all three of her properties before we could even get started. This could have been avoided if only she had called me sooner. A more recent client has gone through all kinds of hoops with the bank, and we've navigated through all of them. We finally received the approval. My seller is finally free of financial ruin, and my buyers are now happy homeowners!

Reverse Mortgage: I have also worked with "Reverse Mortgage" situations. One of my clients was persuaded to refinance using this tactic, and it was to her detriment. When she finally realized she could not sustain her standard of living in that same home, she realized she had to do something as her note holder threatened foreclosure. I not only successfully sold her home, but she actually netted a sizable profit - before it was too late. So, please don't wait. If you are being threatened, or cannot sustain the costs of the current home you're in - please call me!

So,what's the bottom line? Don't wait!!! If you are in trouble, stop wasting time and stop hoping your situation will improve within the time you have left. These options are not an overnight fix, they do take time, and the sooner financially strapped owners realize this, the better. Home $weet Tax Break

Yes, it's the American Dream. Yes, it's a very dependable investment, which often grows in value. But did you know that there are also great tax savings in buying a new home, picket fence or no?

Tax savings with home ownership:

You can deduct mortgage interest on a home acquisition loan up to $1 million for married filing jointly or $500,000 for married filing separately. You can also deduct property taxes paid, which is especially advantageous to those who are just beginning to pay off their mortgages.



"Points," or loan origination fees, can be deducted the year you pay them or amortized over the term of your mortgage.


Even the interest from home improvement loans is tax-deductible, up to the limitation for acquisition debt: $1 million for married filing jointly and $500,000 for married filing separately.


Home equity loan interest is deductible for loans up to $100,000 for married filing jointly and $50,000 for married filing separately.


If you sell your house, you can exclude up to $250,000 of capital gain if you are married filing jointly — $500,000 if you are married filing separately — from your taxable income. You must have owned and used the home as your personal residence for two out of the five years before the sale.
