Thinking about Buying?

Being pre-approved for a loan determines how much house you can afford. It also allows you to move swiftly when you find the right house, especially in this incredibly tight real estate market! Unless you have proof of financing that will satisfy the seller your offer will NOT be considered. So give yourself equal footing with other buyers. Get preapproved as a first step of your home search. You can likely do this over the phone with William Raveis Financing or any bank or mortgage company that you may be working with. Be aware that rates matter! Your mortgage rate can determine how much you can afford.

Then, when you know your price range we’ll let the MLS do some of your legwork. The seemingly daunting amount of criteria you have swimming around in your head can easily be translated into your custom MLS search. You provide me with your details of what you're looking for in a home and we'll do the rest. Then the fun begins! I’ll make arrangements for showings, help you assess and support you throughout the entire lifecycle of your purchase when you think you've found that special home. But it can take several weeks or months and many showings along the way so do not get discouraged. After all, buying a home is likely the biggest single investment you will ever make and it should not be rushed. Be comfortable with your purchase!

Think You don't need a BUYER Agent? Think Again!


1. It is a myth that negotiating directly with the Listing Agent will result in a ‘deal’.
Listing Agents are Seller Agents who are under contract with the Seller and have a
fiduciary responsibility to the Seller to negotiate the highest price possible.

2. Listing Agents are technically dual agents when they are negotiating directly with Buyer and Seller,
meaning that they cannot provide you with assistance or advice that will benefit you, the Buyer,
to the detriment of the Seller.

3. Listing Agents will typically only provide property comparisons and other information
that benefit their client, the Seller, not you, the Buyer.

4. Seller agents may not show you homes that may be better suited to your needs or that provide better value,
or they may show you homes that they know to be inferior so their listing will compare more favorably.

5. When I represent your needs as a Buyer Agent, I'll have your best interest in mind –
both from a client relationship standpoint as well as achievement of my professional responsibilities.
