A "Comparable Marketing Analysis (or CMA)" is a process of comparing properties similar to your home, sold in recent months.

To determine a home’s market value, a comparison of living area, number of rooms, bedrooms, baths, and more is done against the subject property.  There are certain immutable criteria that cannot be changed, such as location and size.  Prior to listing your home for sale, I can make suggestions on staging, you may paint the interior/exterior, however you cannot physically move your home and I don’t suggest you make any grand architectural changes (add a room).  Lastly, I will make adjustments to our report based on our knowledge and experience of the real estate market in your neighborhood.

The detailed report will include much information including a grouping sold, under agreement and on-market comparable properties.  The report includes homes of similar style, size and location (preferably in your neighborhood).  We will gauge how updated the systems, modern the baths, kitchens and overall appearance.  These are only some of the features that are addressed.

Understanding the current market makes the difference in my opinion.  I pay attention to days on market, average & median sold prices, to determine market performance.  I believe that having a firm grasp of the markets I serve helps me to develop a market price for my clients.

 A majority of buyers have agents who will perform a similar process to determine your home’s value, and that is why it’s important to properly market you home.  When I complete my analysis, I will provide you with a suggested list price, however in the end, the list price is your decision.
