Buyer's Agency:

A buyer's agent works exclusively for their buyer and represents the best interests of the buyer. They will receive client-level services which means that the agent must be fair with the seller, but is responsible to the buyer throughout this relationship, and must exercise care in promoting and safeguarding the buyer's best interests.

There are various forms of Agency relationships, I am mentioning only buyer's agency, however, upon discussing any property with a real estate agent, you should be informed of the various forms of agency relationships and the agent should explain which type of agent they are working as during the course of your transaction, you will then be asked to sign a disclosure form indicating your receipt of this information.

Notary Public:

All transactional-related documents will be notarized free of charge for my clients.

Compensation for Services:

Most often, the buyer's agent is paid for their services from the commission (paid by the seller) from the sale of a property. However, there are very rare instances in which a seller does not award compensation for the buyer's agent. Because the buyer's agent works extremely hard for their buyer, spending sometimes many hours, even months, of research and arranging and attending showings, the buyer's agent also needs to be compensated for their efforts, time, and resources used, after all, would anyone go to work for free, even if they enjoyed their job tremendously?

As a buyer's agent, I make every effort to receive compensation from the proceeds of the sale of the property (from the sales commission of the sales agent) paid by the seller, this is all decided upon, before or within the "contract to purchase" stage of the transaction. However, in the rare instance that the seller refuses to compensate, I do need to charge the buyer a fee which can range from expenses only, up to half of what the selling agent is earning from the transaction. Do not worry, a buyer's agent cannot be paid twice from the same transaction. Either they will be paid from the seller or the buyer but not from both.
