A "Comparable Marketing Analysis (or
CMA)" is the process of comparing properties similar to your home, and then making positive and negative adjustments to account for the differences, essentially making an "apples to apples" comparison.
To determine your property's market value, I review and evaluate many items such as the condition of the roof, windows, heating system, kitchens, baths, garage, and general overall appearance. These items, and others, are then compared to similar properties that have recently sold. Of course certain aspects of a property that cannot be chanced include location and square footage. It is also important that current market conditions be taken into consideration.
Before listing your
home for sale, I will make suggestions based upon prior experience on how to best prepare the interior and exterior of your home in a manner calculated to attract the most buyers.
My detailed report will include an analysis of your home as well as listings of SOLD properties, UNDER AGREEMENT properties, and properties that are currently ON THE MARKET (your competition) The report will provide a price range as well as a suggested asking price. It is my considered opinion, that understanding the local market makes all the difference in successfully pricing a property. That is why I
pay attention to the critical days on market figure and the average prices of sold homes in a particular neighborhood.
I believe that
having a firm grasp of the housing markets I serve allows me to develop the best asking price
for my clients. It should be acknowledged that the majority of home buyers are represented by agents
who will perform a similar analytical process to determine a property's value. This is
