ADVICE FOR FIRST TIME HOME BUYERS Pre-Approval: Meet with a mortgage broker and find out how much you can afford to pay for a home. When you have a pre-approval letter in hand you will be ready to make an offer on a property and sellers will be more receptive to your offer. Make a list: List the must haves (ie: number of bedrooms, bathrooms required for your family) and things that you want but are not absolutely necessary (like central air conditioning, fenced yard). You are not likely to get everything on your list but the exercise will keep you focused. Real estate agent: Consider hiring your own buyers agent that will be commited to working with you rather than the seller. When becoming a buyer client of the agent, the buyer is entitled to full representation, undivided loyalty, lawful obedience, reasonable care and diligence, full disclosure, confidentiality and accounting of funds (the fiduciary duties of agency). Home search organization: Keep a file of listing brochures, maps of the area, town information. Helpful things to bring along are pen and paper to make notes after visiting a property. A digital camera is a helpful tool as well. After visiting numerous properties they all begin to blurr together and you quickly can forget which one had the master bath or large backyard or other features you liked or disliked. Learn to see past the current decor: Visualize the home empty or with your decor rather than the sellers. Does the layout meet your needs? Is there enough light? Take note of what is in need of maintenence or updating. You will want to do a professional home inspection after you have an accepted offer on the house. The home inspection will point out material defects that you might not notice on your inspection of the property. Your buyers agent will help you keep track of these details and negotiate the best possible deal for you.
